The QS Site Visit Playbook: Protecting Your Budget on the Ground

You might think a signed contract and detailed drawings put your project’s finances on autopilot, but the gap between a plan and the reality of an Irish building site is where budgets are often lost. Construction is dynamic, and my site visits are not just administrative "check-ins" - they are forensic audits of value. We ensure that every euro released from your bank account corresponds to physical, compliant progress, preventing the common trap of paying for work that hasn't actually been finished.
The core of the site visit is checking Valuation Readiness and Variations. When a builder submits a monthly payment claim (Valuation), we walk the site to verify it. If the claim says "First Fix Mechanical" is 100% complete but radiators are missing, we adjust the payment down to prevent over-certification. Simultaneously, we hunt for "silent budget killers" - changes to the drawings that haven't been documented. By spotting these early, we force the conversation on cost immediately, avoiding the dreaded "final account shock" where a builder presents a huge bill for unapproved changes at the end of the job.
Beyond just counting bricks, we check Specification Alignment and Progress. If your Bill of Quantities lists high-performance insulation, but we see a cheaper alternative being installed, we ensure that saving is passed back to you, not kept as contractor profit. We also compare physical progress against the Master Programme to flag delays early, which is critical given the high costs of site preliminaries (scaffolding, insurance) in the current market. This oversight acts as your quality control, ensuring you aren't paying premium prices for budget execution or slipping weeks behind schedule without notice.
